Forclosures: Buy one now before its too late! If you are able to find a forelcloser and want to make an offer, you better act now with you best and highest offer. In the past few weeks I have seen many frustrated buyers. It is a feeding frenzy!
In many markets, you will see offers within several hours on a forclosed property. It is hard to compete with the investor or person that has an all cash offer but dont let that discourage you from buying. There are still many homes out there for sale. Sellers have to compete with the forclosers and shortsale homes that have sold and the sellers have to be ready to negotiate on price and terms and they are. The key is to find a realtor who can send you automatic e-mails as soon as a home with your criteria becomes available.
I send all my clients an automatically generated e-mail with their criteria, as soon as it comes on the market. I also get the same e-mail and will call my clients when something is a great deal and I believe they would like the property.
